7 Projects that Can Add Value to Your Home in Houston

Anyone can renovate their home, but what projects have the best bang for their buck when considering future sales value? Here are 7 home projects that can add value to your home now and later!

New Front Door

A cost-effective way to make the outside of a home pop is to install a more attractive front door. The cost can vary widely, but tends to start around the $2,000 mark for a quality door. A less expensive option would be to paint the door a complementary color to the rest of the house.

Replace Siding

Siding in poor repair can cause serious headaches. Not much of an aesthetic upgrade, but instead a practical one. Siding replacement can prevent water penetration - important especially in our humid Houston environment. For those looking for a full replacement, expect costs to run around $10,000 for a full replacement, and upwards if the siding is made of other materials.

Kitchen Renovation

A mainly cosmetic upgrade could include adding new countertops, a new tile backsplash and new paint or hardware. Prices vary depending on a variety of factors, but the average kitchen renovation will set a homeowner back $70,000+.

Primary bathroom renovation

A primary bathroom upgrade can go a long way to upping the value of any home. A homeowner could really add to the value of their home by adding tile flooring, new countertops on the vanity cabinets, fresh tile in the shower, a frameless shower door and new plumbing fixtures. A primary bath update can on average cost upwards of $50,000.

Painting the Exterior Brick

A popular trend for Houston-area home, painting the exterior brick to update and add to a home’s curb appeal. However, the added aesthetics to the home will come at a cost. Depending on the size of the house, a full paint job could cost anywhere between $7,000-$12,000.

Window Replacement

Often flying under the radar, installing new double pane windows will cost you a pretty penny, but can also save you money. About $1,200 per window depending on the color, style and size, window replacement is a big investment. But, such an upgrade can do wonders for your Houston-area home’s energy bills, and also add value when a buyer might gladly pay more for a home that has new and energy-efficient windows.

Upgrade the backyard

Is there just grass in your backyard? Homeowners might want to consider adding a wooden deck, a covered patio or even a pergola. As the Houston weather becomes perfect for outdoor enjoyment, upgrading the backyard of a home is a worthwhile investment.

3 Ways to Update Your Kitchen but Save with a Cosmetic Remodel in Houston, TX

Thinking about updating your kitchen, but on a budget? You might consider a cosmetic kitchen remodel. A light update on your kitchen can completely change the look, without breaking the bank. A cosmetic kitchen update might take anywhere from 3-6 weeks compared to 10-12 weeks for a complete remodel. A kitchen upgrade ranks as one of the top ten highest projects likely to bring value to the home for resale, according to the 2022 Remodeling Impact Report by the National Association of Realtors® Research Group. Over the years, kitchens have evolved from simple food preparation spaces to multi-functioning open areas and hearts of the home. Just a few updates can make the space more functional and up to date.

UPDATING KITCHEN CABINETS

Items you can’t go wrong with – refacing or replacing cabinets and updating hardware. Not only will updating cabinets create a noticeable, updated change, but they’ll often increase storage and usability. Tight budget? Consider simply refacing the cabinet fronts and changing out the hardware for a more budget-friendly, yet updated feel.

KITCHEN COUNTERTOPS

The statement-maker that often comes with a price tag. Countertops can’t be ignored when assessing the beauty and aesthetics of a kitchen. Consider looking for a remnant piece to update the island or a portion of the kitchen that deserves accentuating. When choosing a stone, quartz is a budget-friendly option. It’s more durable, non-porous and won’t date itself as quickly, leading to a better ROI.

CONSIDER NEW KITCHEN APPLIANCES

Simply upgrading a few kitchen appliances can take your kitchen from drab to fab. Not only will a new kitchen sink and faucet or an updated oven/range improve your kitchen’s workability, but these changes can also make a significant impact on the look and feel of the space. Upgrading appliances to stainless steel can completely improve a kitchen’s look and feel.

Downstairs Powder Bath Update in Tanglewood

A fresh update to a dated bathroom

  • New vanity & porcelain countertop

  • Wood-look porcelain tile

  • Updated lighting + new hardware and fixtures

  • Fresh paint

  • Total cost: $8,000

An outdated downstairs powder bathroom, needed a fresh look, but on a budget. Because the homeowner would be selling the home following completion, the floorplan remained the same, but updates to the flooring, fresh paint and a new vanity were all within budget.

Before, the bathroom was stuck in the past. An extremely low vanity, with an outdated solid surface countertop and dingy tile flooring. Just off the kitchen, this powder bath was large, and the client wanted to have a showstopper moment for guests.

Because wallpapering was out of the budget, the client opted to paint the walls a striking dark color - Sherwin Williams Ripe Olive eggshell, for a dark and sophisticated update.

  • Updated LED trim for the can light and a new sconce light fixture above the sink

  • New wood tile flooring

In total this Houston-area bathroom remodel project cost about $8,000 and took about 2 weeks to complete.
